Over 400 new homes planned for former Players Wills and Bailey Gibson site on South Circular Road

A landmark site on Dublin's South Circular Road looks set to be developed with 416 new homes.

It's the first step in plans to transform the former Player Wills and Bailey Gibson site which fronts the road and has been left unused for a number of years.

Hines have submitted a fast-track strategic planning application for 404 new apartments, two duplex, three triplex apartments and four houses to be built in five blocks.

And the proposed shared areas have been redesigned to allow for social distancing.

There will be two residents lounges, a gymnasium, a managed concierge area, a co-working space and an internal and external communal area and garden.

Managing Director with Hines Ireland Gary Corrigan said: “Hines and APG have worked closely with Dublin City Council and other stakeholders to develop a detailed design that provides much needed housing and associated amenities, while respecting the local street pattern and heritage of the area.

"This first planning application signals an exciting new chapter for Dublin 8 and for this superbly-located site which lies within walking distance of the city centre, the LUAS red line, multiple bus routes and the Grand Canal cycleway.”       

He continued: "We have work extensively with Dublin City Council to bring forward detailed building plans for the Player Wills, Bailey Gibson and St Theresa's Gardens area.

"This will see an integrated design approach being taken across the entire project, with the 2017 Framework Plan now updated and approved for the St. Theresa's Gardens Strategic Development and Regeneration Area. It is the first of a series of planning applications for the Framework Plan with others to follow over the next number of months.

"Ultimately we will see up to 1,360 new homes being built by Hines and APG across our two sites with excellent amenities and extensive recreation spaces delivered in the coming years, all of which will bring significant benefit and uplift to this part of the city.”

Of the 404 new apartments, 251 will be one-bed apartments,  134 will comprise two-bed apartments and there will be nine studio units, each with their own private balconies providing additional amenity space.

The duplex and triplex apartments will have balconies and terraces respectively while the new four-bedroom houses will each have rear gardens and stand-alone car parking.
