New build: Norfolk. As Kirstie and Phil are always saying, location is key. Thornham ticks all the boxes: it’s on the posh bit of the Norfolk coast (the beach is surely one of the most beautiful in the world), is chock-a-block with traditional flint stone cottages, and boasts a couple of popular restaurants including one owned by Marco Pierre White. Treetops House, on the market for £1.4m, is a short stroll away from all these things, yet on a quiet road, slightly inland and away from any pesky tourists. Historic home: Peeblesshire. Black Barony Lodge in Eddleston was the gate lodge to Barony Castle, and was built in 1855 when the entrance was moved closer to Peebles station. The £275,000 property was extended in 1962 and now includes a sitting room, kitchen and three bedrooms, or two bedrooms and a dining room depending on your needs. Outside are two garages, a stable and a greenhouse, plus about 1.5 acres including a grazing paddock. The interior is pristine and light, but the kitchen could do with refreshing.

New build: Birmingham. Enjoy views over central Birmingham from the towering heights of this five-year-old block. Beetham Tower is 39 floors high, but the bottom 20 are given over to the Raddison SAS Hotel. Above there are 12 apartments ranging from a studio at £90,000 to the three-bed, 3,200 sq ft penthouse for £650,000. Because of the height none have a balcony, but they do have conservatories called 'sky gardens' by the architects. Residents get a discount at the hotel gym and spa.
