Old and new: Historic home at Tonge, Kent
Historic home: Kent. The Old Mill at Tonge, near Sittingbourne, has more character than the cast of Henry VI, part 2. Formed in 1989 from a third of the original 18th-century mill, the rooms in this five-bed Grade II-listed property are heavily beamed and spread over four levels. It is beautifully presented, but it’s the garden and exterior of this half-clapboard house that really draws the eye. The current owners say they have spent many happy hours sitting by the stream running along the back garden watching herons, kingfishers and wildfowl. Cost: £475,000.

Historic home: County Durham. The interior of this £299,950 stone barn conversion could do with some updating, particularly the kitchen. But the setting, in Ireshopeburn, and the fabric of the building itself are stunning. The living room is on the first floor, presumably to make the most of the views, but this needn’t be a problem dining-wise as the ground floor kitchen is big enough for a large table. It has three bedrooms, two of which are on the ground floor with the bathroom and kitchen.

Historic home: Northamptonshire. This house in Naseby, Northampton, has a very attractive exterior and wonderful garden leading down to a small brook. The interior is a bit less exciting, but maybe that’s just down to personal taste on carpets, wall colours and kitchen cupboards – all of which are easily changed if you feel the same way. The one big disadvantage is there is only one bathroom, which seems a bit stingy for a four-bed property. On the market for £350,000.

New build: East Sussex. This two-bed flat in a brand new development on the Old Shoreham Road in Southwick, just along the road from Brighton, will set you back £185,000. For that you get oak composite flooring throughout, Bosch appliances in the kitchen and a very sleek bathroom. The bedrooms are a bit cabin-like, albeit bright, and you could move in by Christmas if your solicitors get their skates on.
