Old and new

Barratt Homes
New-build: Suffolk. A fishing permit comes with each house or flat at Bakers Mill near Sudbury. You could barbecue your catch on your riverside balcony before shedding the calories on the myriad footpaths in the surrounding countryside. Two- and three-bed flats start at £120,950 and four-bed houses from £289,950. The developer will pay 5% towards the deposit or £1,000 of moving expenses, and offers part-exchange on your existing home.

Knight Frank
New-build: Warwickshire. Medieval England remains unaltered from the roof terrace: you can see Warwick castle prodding up from a spread of trees. This three-bedder, which evolved from a town centre cottage, absorbs much of the outside drama. Several rooms open on to a courtyard, there is a balcony, a planted garden room, a roof terrace and a wall-to-floor window on the second floor. A welter of ancient beams truss the lower part. Cost: £795,000.

Humberts
Historic home: Lincolnshire. A family of master masons built this £385,000 four-bedder in 1898 in the village of Ketton to advertise their prowess with a chisel. The ecclesiastical air is explained by the fact they were accustomed to ornamenting tombstones. Inside, stained glass and marble fireplaces have survived the intervening century. You get unusual quantities of space for the money – three reception rooms, an enormous kitchen and four toilets.

Hayes
Historic home: Herefordshire. Down the end of a cobbled lane in the town of Ledbury is this £499,950 17th-century survivor. So pure is its vintage it is thought the tiny door in one of the four bedrooms once led to a priest hole. There is an ecstasy of wall and ceiling beams, a bread oven and original pot crane still occupy the hearth in one of the two large living rooms, and a secret walled vegetable garden leads off the main rear plot.

Bargain of the week: Suffolk. Five houses along in this street the postcode shifts to Erwarden and you add £30,000 to the price. Sheer snobbery has meant that this Edwardian semi in the less coveted postcode of Shotley is £169,950. For that you get green views to the river from the back, four bedrooms, a miniature conservatory and a 90ft garden with a gate on to fields. If you sail you can reach Ipswich in minutes; otherwise it is 30 minutes up the Shotley peninsula.
