Old and new

Jackson-Stops & Staff
Historic home: West Sussex. This £895,000 three-bedder grew, higgledy-piggledy, out of the landscape some 600 years ago and traces of its pedigree remain in the gnarled ceiling beams. The previous century has added a swimming pool and an extension with a second sitting room and master bedroom suite, but time races on and the interior could do with some tactful cosmetic surgery. The views over the countryside around East Harting, however, remain unsullied, as does the glory of a garden with a barn and paddock.

Savills
Historic home: North Yorkshire. This chapel once served the Bishop of Ripon, and will suit devout souls who can’t bear to leave church when the Sunday service is ended. It was built in 1846 by William Ralton who designed Nelson’s Column, while Lewis Carroll apparently drew inspiration for Alice in Wonderland from its gargoyles. Its new domestic function is barely visible since the 2,000 sq ft interior is almost intact. Four huge stained glass windows in the old sanctuary light the dining room, ecclesiastical oak panels line the living room, the ceilings are vaulted and the walls stone dressed. Only the chic kitchen and two galleried bedroom suites are a giveway. Yours for £725,000.

Jackson-Stops & Staff
New build: Devon. The ancient linhay barn which once stood in the village of Sampford Courtenay would not have translated well into a middle class lifestyle, so it was demolished and its medieval windows, timbers and granite rearranged into this glamorous replica. Slate tiles heated from beneath cover the kitchen/breakfast room and two large receptions, all of which open on to the gardens and orchard. Both main bedrooms have their own limestone-tiled bathrooms and there is a self-contained annexe. Cost: £550,000.

Admiralty Quarter
New build: Hampshire.17 apartment blocks congregate around Portsmouth’s harbour with an acre of gardens in the middle and views of sea and city from the windows. Admiralty Quarter is part of a scheme to salvage the historic dockyard area, and pioneer residents will be able to abandon their cars and walk to the waterside bars and boutiques, to the city centre, to London-bound fast trains and, for a touch of rustic relief, to the Isle of Wight ferry. Prices start at £137,000 for a one-bed flat.

It is one of a row of cottages in a quaint clutch of lanes in the town centre. The living room and main bedroom/sitting room are beamed and there are fireplaces.
