More than a dozen apartments could transform offices in New Basford.
An application has been tabled to change the use of an office building in Wycliffe Street.
If plans are approved, the project would create 20 apartments.
Planning documents state: "The property is located within between Radford Road to the west, Nottingham Road to the north and east, and Gladstone Street to the south, and is as such located within a highly sustainable urban position.
"The area is served by a variety of local convenience and comparison shops, pubs, cafes and restaurants as well as other high street services, within immediate walking distance.
"Opportunities for non-car modes of transport are provided via the extensive public transport links."
The plans state the location is an eight-minute walk away from the Shipstone Street tram stop.
The applicant was listed as Jennifer Barron, of Wycliffe Mill Business Centre Ltd.
KPW Architects was the company listed as the planning agent.
