Nottinghamshire pub with 'loyal and desirable clientele' reluctantly put up for sale

A pub on the Nottinghamshire/Derbyshire border is on the market four years after the present owners took over. The Manor in Toton is located on the main Nottingham Road, between Beeston and Long Eaton, at the junction with High Road.

The current owners purchased the leasehold business in June 2019 and have a "loyal, repeat, passing and desirable clientele," according to the sale details on Right Move, where the asking price is £65,000. The pub has an annual turnover of £509,000 but before the pandemic it was in excess of £900,000.

Commercial property company Guy Simmonds is dealing with the sale as a lease assignment with approximately three-and-a-half years remaining of the Greene King agreement. They said: "Due to having several other business interests our vendor clients are reluctantly looking to sell the business on in order to be able to concentrate on these."

The pub is operated by the owner, three full-time staff and three part-time employees. Upstairs are five bedrooms for letting, which are currently unused. Before the pandemic they were mostly used by contractors and there were previous plans to refurbish them.

Guy Simmonds said: "Sitting at the heart of the local community and with exceptional passing trade the business offers quality cask ales and monthly live entertainment. In times past there was a weekly quiz, themed events, several changing food offers and a breakfast offer that proved highly popular. There was also a domino team and local cricket team sponsorship that attracted regular visitors in the summer.

"New owners could continue to operate the business using the same current formula or they may wish to take the business back up to the next level and beyond. In our opinion this could be achieved by the introduction of a new menu, re-starting quiz nights and the breakfast offer whilst exploring the opportunity to develop the letting rooms and adding ideas from their business plan."
