North Somerset factory set to be replaced with 77 new homes

Factory buildings in Claverham are to be demolished and replaced with 77 homes – but none will be affordable.

The 3.3 hectare former UTAS Aerospace Systems site in Bishops Road will be cleared but two listed buildings will be saved and restored.

As had been planned for some time, the factory closed in 2017 after the product line it made was sold to a company based in Hampshire, a planning application states.

Newland Homes is to redevelop the site on the edge of the village with 77 two, three and four bedroom homes after planning permission was granted last week.

North Somerset Council typically expects 30 per cent of the houses on larger developments to be affordable.

But the developer successfully argued it qualified for the “vacant building credit” that is meant to encourage the redevelopment of brownfield sites, meaning it is not required to provide any affordable properties.

Newland Homes said in its application: “Redevelopment of the site for housing is endorsed by Claverham through adoption of the neighbourhood plan, [and the] proposals fully accord with its objectives.

“These exciting proposals provide a diverse mix of small, medium and larger detached family homes on this vacant brownfield site.”

In the middle of the site are Court‐de‐Wyck and The Chapel, which are both grade II listed.

The developer said they were vital to the redevelopment and their new settings will be more appropriate.

The neighbouring village hall and May Day Field will be unaffected by the development.
