North Lanarkshire Council have revealed ambitious plans to redevelop an area of Wishaw.
The masterplan for Gowkthrapple was released in the council’s own planning documents and the proposals include demolishing housing on the estate and replace it with new homes.
This is scheduled to start with 100 new homes, but could rise to 300, with retail, open space, landscaping and other associated works also attached to the plans.
A council spokesman told Lanarkshire Live : “The proposals for Gowkthrapple are part of the council’s new build council housing programme and will see initially around 100 new homes built including a range of house types to meet local needs.
“The existing ageing housing will be demolished as part of the council’s re-provisioning programme, with tenants being moved into more suitable homes.
“The proposed masterplan will include significant landscaped open space with green corridors linking the existing housing outwith the masterplan area with potential new phases.
“Subject to approval of the masterplan, a full detailed application for the first phase of the development is expected to be submitted later this year.”
The masterplan is part of the council’s wider ambition for the regeneration of Gowkthrapple, which has been designed in consultation with the local community.
The proposed phasing of development depends largely upon the demolition phasing across the site, and the need to protect residential areas still occupied from impacts of construction.
A generous open space network is proposed and the green corridors extending through the site will connect with Cambusnethan Woodlands to the southwest and the Gowkthrapple Burn corridor to the east.
In its planning supporting statement, consultants Ironside Farrar state: “Up to 300 dwellings are proposed on site - a mix of detached, semi-detached and terraced houses and amenity bungalows.
“Ancillary retail development is proposed within the masterplan, most likely in the Stanhope/Smiths Avenue area, in well overlooked and highly accessible location.
“The proposals aim to transform perceptions of Gowkthrapple through the creation of an attractive and well-connected new neighbourhood.
“It is considered that the proposals meet the aims, objectives and aspirations of the relevant planning policy in relation to the planning of new residential development.”
