NOMA seeks permission for updated Angel Square plans after occupier needs ‘evolve’

NOMA developers are seeking new approval from Manchester City Council for a two new-build offices scheme because its occupiers “demands have evolved”.

Planning permission for two and three Angel Square was originally granted by the council’s planning committee in 2015.

A public consultation for the updated designs of will take place before the new plans are submitted in the early Autumn.

The deadline for feedback is Wednesday 11 September 2019.

Development bosses have said revised plans are “very similar” to previous proposals.

Two and three Angel Square will together provide more than 39,000 sq m of office space, with capacity for 3,250 employees, 1,300 sq m of ground floor leisure and retail space and close to 500 cycle spaces.

Paul Pavia, head of development at MEPC, which is leading the development, said: “We’re updating our designs for 2 & 3 Angel Square to help better meet the needs of modern corporate occupiers, including a reduction in car parking and increase in cycling facilities alongside other great amenities such as roof terraces.

“We will also be improving the surrounding public realm at Angel Square, by including more walkways and open spaces for people to enjoy. An additional storey will be added to 2 Angel Square as well, giving the building greater prominence.

“There is huge pent-up demand for high quality office space in Manchester thanks to the city’s growing economy and together 2 & 3 Angel Square, along with 4 Angel Square which recently secured planning permission, will add much needed supply.”

The news comes after plans for four Angel Square, an 11-storey office block which will sit on the corner of Corporation Street and Miller Street, were given the green light in July.
