Newcastle's tallest office building tries to go higher

GOING UP: An artist's impression of the 16-storey Birdwood Business Centre under construction in Hunter Street.

The company behind a 14-storey office tower under construction in Newcastle West has applied to add another two levels to the building, defying COVID-19 and a rush of new office space in the inner-city.

Core Project Group has started site works after winning development approval two years ago for the $43 million Birdwood Business Centre at 723 Hunter Street.

Now the company has applied to add another 2700 square metres of floor space to an office building destined to be among the city's largest.

Core Project Group would not comment on Monday about why it had sought the extra floors beyond saying it was responding to a projected increase in demand.

Birdwood Business Centre, which will have 13,600 square metres of lettable floor area, is one of four major projects which are adding a bullish 45,600 square metres to the inner-city's stock of A-grade commercial space.

The Gateway 2 project, built by Core for Spartohori Pty Ltd, opened with 9000 square metres of office space two years ago in nearby Stewart Avenue.

Work is well under way on DOMA Group's 15,000-square metre Store building, beside Newcastle Interchange, which will have state government agencies as its anchor tenants.

GWH Group has also broken ground on the 8000-square metre Darby Plaza in Hunter Street.

The Birdwood site was intended to house the city's first high-rise school, but those plans were shelved in 2018.
