Newcastle and Lake Macquarie weekend auction preview

THERE are 12 auctions scheduled to take place across Newcastle and Lake Macquarie this weekend, with all to be held on Saturday.

9 Kitchener Parade in Mayfield East.

Among those is a renovated property at 9 Kitchener Parade in Mayfield East which is set to go under the hammer on Saturday at 10.15am with First National Newcastle City agent George Rafty.

Featuring five bedrooms, two bathrooms, two living areas and meticulously renovated throughout, including the addition of a rear extension, the property is listed with an auction guide of $1.95 million to $2.1 million.

If it sells within the guide, it could break the suburb record.

"It is an amazing home," First National Newcastle agent Joe Olsen said.

"It is an awesome renovation. The owner has done around 30 renovations and it is very high quality with incredible attention to detail.

"In terms of what it offers, it is the perfect family house with five bedrooms, two living areas, and a huge kitchen plus a huge butler's kitchen with an extra dishwasher and a sink.

"It is also on 600 square metres, so it's one of the biggest blocks in that area."

The suburb's record was broken in February when the property at 8 Kitchener Parade sold under the hammer for $1,821,700.

Mr Olsen said the property had attracted 57 groups to open house inspections throughout the three-week campaign.

Also in the Mayfield area, a renovated 1950s workers cottage at 4 Abel Street, Mayfield listed with Luke Murdoch from First National Newcastle is set to go to auction on Saturday at 12.45pm.

The two-storey residence boasts a studio and a rooftop garden filled with succulents, a veggie patch and a viewing platform that takes in vistas across the city.

In Lake Macquarie, a waterfront home at 234 The Esplanade, Speers Point listed with Belle Property's Anthony Di Nardo will go to auction at 9.30am on Saturday.

The four-bedroom, two-bathroom home on 639 square metres offers uninterrupted lake views and is listed with a guide of $1.8 million.

In Merewether, Street Property will take 44 Edward Street to auction on Saturday.

The modern five-bedroom, three-bedroom home on 506 square metres boasts high-end finished throughout and elevated views across the ocean.

The property is listed will go to auction at 2.15pm (price guide on request).

Also in Merewether, strong interest is expected at the auction of a three-bedroom, one-bathroom home at 54 Caldwell Street.

Listing agent Mike Floor from Robinson Property is guiding $2.2 million for the auction which will be held on-site Saturday at 12 noon.

"We have had over 80 enquiries and more than 50 groups through the home during the campaign," Mr Flook said.

"We have had interest from people looking at the property with a view of extending, renovating, knocking it down to build a new home and developing the site, so it's right across the board."

Mr Flook said the property's large block size of 778 square metres was a drawcard for buyers as was the location.

"It's north-facing and one of the best streets in Merewether," he said.

"All going to plan, we expect it to be a great auction. With a property like this, I think an auction was the only way to market it.

"It was always going to draw a lot of interest."

At the other end of the scale, First National Newcastle City is set to auction a three-bedroom, one-bathroom home at 200 Wommara Avenue, Belmont North at 2.15pm.

The agent is guiding $630,000 to $690,000 for the property which is set on 759 square metres and offers ocean views.

"It is an entry-level price for the area and it's likely we will have two to three registrations there," First National Newcastle City's Joe Olsen said.

"It's a knockdown rebuild or total renovation."

Last week, there were 21 auctions scheduled across Newcastle and Lake Macquarie in the week ending April 16 which recorded a clearance rate of 72.7 per cent, according to CoreLogic.

Overall, auction activity has eased nationally this week, with the combined capitals recording a fall 13.6 per cent compared to last week.

There were 1,476 homes scheduled for auction across the country this week, down from the 1,708 auctions held last week.

In comparison to last year, auction numbers are 18.9 per cent below the 1,819 auctions held nationally this time last year.

While CoreLogic expects each capital, excluding Brisbane and Tasmania, will see auction numbers fall week-on-week, CoreLogic chief economist Kaytlin Ezzy said the decline is likely due to the ANZAC day public holiday, with many choosing to bridge the Monday into a long weekend.

However, an early view of next week's numbers suggests that auction activity will rebound next week, with just over 1,800 homes currently scheduled for auction across the combined capitals.
