Newcastle among most affordable UK cities for young tenants renting a room

Young tenants in Newcastle spend just over quarter of their pre-tax income on renting a room in a house share - making it one of the most affordable major cities.

Analysis by Hamptons International found Newcastle is second cheapest of 20 major UK cities for 20-somethings looking to rent a room to live in. Of the 20 cities, only tenants in Liverpool and Sheffield use a lower proportion of their pre-tax earnings on monthly rent.

On average, it cost £418 a month to rent a bedroom in Newcastle, equating to 26% of the average income for a 21-29-year-old. The average rents, Hamptons found, rise by 0.4% a year in Newcastle. Those in Liverpool and Sheffield spend marginally less - 25% of their income - on renting a room.

Young people in Brighton spend the highest proportion of their earnings on accommodation at 35%, with an average rent of £647 a month for a room in a house share.

In the north of England, young renters in Manchester use the highest proportion of their income on renting one room, at 31%, with an average monthly rental cost of £491.

In Edinburgh, tenants aged 21-29 need an average £563 to rent a room, which is 30% of the average income.

The analysis found tenants would spend up to half (47%)  of their income renting a one-bed flat or house instead of just a room in a house share.

Aneisha Beveridge, head of research at Hamptons International, said: "Tenants in their 20s spend a third of their pre-tax income on room rents in Great Britain.

"Yet the cost of trading up to rent a one-bed would take up nearly half of their earnings.

"With its large student population putting pressure on rental accommodation, Brighton is the most unaffordable city to rent a room in Great Britain. London follows in second place."

Here are the average percentages of pre-tax income spent by 21-to-29-year-olds on room rents in 20 cities, with the average rent per month, the year-on-year change in the average rent and the percentage of pre-tax income taken up by rent, according to Hamptons International:
