New shops, drive-thru and bakery planned for £2m Swansea car dealership site

Nearly two years after one of the biggest car dealerships in Wales paid £2m for a site formerly owned by Swansea Council , plans have been revealed which will transform it into a modern trade park and create 75 jobs.

St David's Industrial Estate in Llansamlet is spread over eight acres and has remained largely vacant since it was bought by Day's Motor Group in May 2017.

Now, the company wants to rename the site to 'Swansea East Trade Park' and build 20 retail units, including two drive-thru outlets and a 'Greggs-type' outlet, as well as 212 car-parking spaces.

The proposed mixed use development will bring a vacant, brownfield site back into positive use, developers say (Powell Dobson Architects for Days Property Holdings Ltd)

Marketed as a 'prime development site' by Swansea Council in 2017, planners have said they would not support the development of shops (Class A1) but would support drive-thru units (Class A3).

In the planning, design and access statement, produced by Asbri Planning on behalf of Days Property Holdings Ltd, it said: "They [Days] are committed to a significant capital investment in order to provide a modern development of largely Class B uses to serve Swansea and West Wales."

The brownfield site, off Clase Road, is around three miles north of Swansea city centre . The design and access statement also said: "The development seeks to promote a quality design and sustainability approach, with which the scheme has been developed in response to clear constraints and opportunities on the site as well as a review of local context.

"The design of the Trade Park has focussed on creating a development which clearly responds to local character as well as seeking to create an individual destination.

"Inclusive design will be an important part of the new development; the development is well connected to the surrounding area for public transport and pedestrians – with established links to Swansea City Centre. The proposals represent a sustainable development which responds well to its setting, presenting an unobtrusive addition to the commercial landscape."

The plans are currently at the pre-application consultation stage, and will be submitted to Swansea Council as part of a formal planning application after April 29, 2019.
