New shops and housing set for open green space in Bridgend

A developer wants to build a two-storey building containing five shops and 13 one-bedroom flats in Broadlands, Bridgend.

Broadlands Property Investment Ltd has applied for planning permission from Bridgend Council to construct the building on an open green space at Ffordd Tirion, Broadlands.

The proposed development site lies between Llangewydd Arms, a pub and restaurant, and Busy Bees at Bridgend, a nursery. If approved, the new building would be built in an L shape, measuring 48.7m wide by 15.4m and 26.3m in depth.

A total of 50 car parking spaces would also be provided at the front and side of the building. A new point of access for cars would be created off Gentle Way to an existing access point, currently used by Llangewydd Arms.

According to the planning statement, the proposed development site consists of "grassy scrubland" with no trees or hedges and while it may be used by dog-walkers, it is unlikely to affect biodiversity or conservation. It also states 20% of the new homes will be affordable housing, in line with council policy.

The document reads: "It is considered that the proposal offers an excellent opportunity for a mixed use development on a vacant under-utilised parcel of land which would be well linked to the existing community, facilities and public transport without resulting in a detrimental impact on the character and appearance of the area, privacy and amenity of existing and proposed occupants, highway safety and drainage."

The planning application expires on June 30, 2021.
