New road could be created to serve Chase Farm development in Gedling

A new access road could be created to serve the vast Chase Farm development in Gedling which is expected to bring more than 1,000 properties to the area.

The city council sold off the majority of the Chase Farm plot in 2015 but still owns six acres of land between Arnold Lane and Mapperley Plains, in Mapperley.

The site has been cleared ready for development and a new spur road is planned to link the soon-to-be constructed, multi-million-pound Gedling Access Road. It has also been designated as a site where an additional 30-plus homes could be built in the future.

“We’re now in a position to engage specialist planning consultants to advise us about the best options for developing the site and maximise the income for the council," said a spokesman for the authority.

"We will shortly be submitting a planning application to Gedling Borough Council and we would hope to begin marketing the site later this year.”

Planning restrictions mean a total of 315 homes can currently be built at the former Gedling Colliery site - and, so far, more than 70 have been constructed.

But once Gedling Access Road is built - a 3.8km stretch of road linking the existing A612 Trent Valley Road / Nottingham Road to Mapperley Plains - the number of homes which can be built will rise to 1,050.

A spokesman for Keepmoat Homes, the developer behind the existing homes, said: “The development will see the redevelopment of the former Gedling Colliery into new homes, a single intake primary school and a local community centre.

“Planning approval for 1,050 new two, three, four and five-bedroom homes was granted in May 2016.

"As a condition of the approval, only 315 homes can be delivered until the new Gedling Access Road is completed.

"To date we have completed 77 new homes for open market sale including six delivered through modular construction, with the first residents having moved into the development in February 2018.

"In addition to this we are delivering 31 affordable homes for Gedling Homes with the first 15 being handed over by summer 2019."

Speaking about the Gedling Access Road plans, councillor John Cottee, chairman of Nottinghamshire County Council’s communities and place committee, said: "A public inquiry is set to start on June 11 to consider objections to the legal orders relating to the Gedling Access Road if they have not been resolved by that point.

“The start of the road’s construction is dependent on the outcome of the public inquiry but we are aiming to start the main works at the beginning of next year, 2020, with an expected completion date during 2021.

“We have already carried out drainage works on site last year and more drainage work will take place over the summer which is in line with current planning permissions and is not affected by the public inquiry.

“Likewise, ecology mitigation construction works are set to start next week which includes the building of a bat house on land at Glebe Farm, Lambley Lane, to make up for the loss of the derelict buildings at this location.”
