New plans for Cardiff park Llandaff Fields

Plans for a new community and sporting hub at Llandaff Fields in Cardiff have been revealed.

Cardiff Council is looking for a new operator (s) for the popular park’s tennis courts, bowling green and pavilion, alongside a nearby garage building.

The council, as part of a strategy to create value from its considerable land and building portfolio across the city, has appointed property advisory firm EJ Hales to market the sites for new sport and community use - with the potential for a new cafe being provided in one of the buildings.

EJ Hales is not quoting a rent guide or the terms of any possible lease agreements, due to a number of potential new uses for the land and facilities.

Owen Cahill of EJ Hales said:“We are open to discussions on the lease terms. There is potential for a new cafe, subject to planning, but incorporated into new sport and community uses.”

He said all three elements could be leased to one operator, or potentially to a number of separate tenants.

The brick building garage site extends to just under 10,000 sq ft. The former bowls pavilion provides around 1,600 sq ft of space. Its now overgrown bowling green covers around 30,000 sq ft. The tennis area, which with its 10 courts, is in a state of disrepair, is the largest element of the marketed site at around 60,000 sq ft. Both the tennis court and bowls green could provide for new sporting activities, including beach volleyball.

Any new projects would require significant investment.

Expressions of interest to the formal tendering process have to be submitted by June 24th.
