New lease of life for 'eyesore' building plagued by vandalism

A dilapidated 19th century building on the main route into Southport is set to be transformed into assisted living apartments.

The large semi-detached Victorian villa on Lulworth Road has been vacant for many years.

Plagued by vandalism, the property, within the Birkdale Park Conservation Area, has fallen into disrepair.

A neighbour told the ECHO they have been forced to clean up broken glass and remove dog fouling from the "eyesore" on more than one occasion.

But after planning permission to turn the site into flats was granted, there is fresh hope the building can get a new lease of life.

The property went up for auction on May 19, with a guide price of £380,000, and estate agents Venmore have since confirmed an offer has been made.

The site is described, within documents on Sefton Council's website, as "a large semi-detached property sited within an exceptionally large plot".

It goes on to say the condition of the building is "deteriorating rapidly due to exposure to the elements".

Further documents say permission has been granted to turn the site into 10 self-contained supported living apartments. There would also be a two storey extension to the rear.

The proposals, put forward by Studio KMA, include four ground floor apartments, with four more on the first floor, and another two on the second floor.

"Essential urgent repair works" including fixing or replacing the roof and damaged windows, will also be carried out.

Part of a statement from Studio KMA reads: "These proposals have been drafted with an understanding of the immediate area, its character and identity.

"Our urban design analysis has dictated the layout and how the building will function.

"We have dealt with the site constraints and taken advantage of the development opportunities by applying an

appropriately considered layout ... to contribute to the wider character of the Birkdale Park Conservation Area."

The proposed development would also include private car parking for all residents, and private amenity space.
