New housing development being built on greenfield land in South Gloucestershire

A development of houses and bungalows is being built on greenfield land in South Gloucestershire.

The Paddocks scheme in Tytherington is a collection of 28 detached two, three and four-bedroom properties being built by Cotswold Homes.

Ten of these (35 per cent) will be provided as affordable housing.

The four-acre greenfield site was sold to Cotswold Homes by property consultants Alder King on behalf of private landowners.

Alder King negotiated an agreement between the landowners and Cotswold Homes, giving the housebuilder the option to buy the land if it secured planning permission for residential development. 

South Gloucestershire Council granted permission in July 2018 and Cotswold Homes has now bought up the site.

Ben St Quintin, partner at Alder King who handled the sale of the site, said: “We’ve helped a private landowner realise the value of their land where it has potential for residential development.

“We conducted a competitive tender process in order to select Cotswold Homes as the preferred development partner for our clients. 

“One particular factor in deciding to grant the option agreement to Cotswold Homes was their reputation for high-quality developments in sensitive locations.

“This was important to our clients who live locally and wanted the legacy of the development to be positive for the village.  We are now exploring other potential future phases of development with our client.”

The scheme is being marketed by Milburys Estate Agents in Thornbury.

Law firm DAC Beachcroft acted for the landowner, while law practice Osborne Clark represented Cotswold Homes.
