New estate of shared ownership homes given green light for former nursery site

Plans for a new affordable housing estate for shared ownership in Tameside have been voted through by councillors.

The decision by the town hall’s planning committee will see 34 homes built on the former site of St Anne’s Nursery in Audenshaw.

The development will include 16 two-storey houses and 18 flats in a three-storey apartment block.

All of the new properties will be for shared ownership on an affordable basis and will be managed by Mosscare St Vincent’s, a community landlord.

The dwellings are split between two and three-bedrooms, and can accommodate up to five people.

They would be built on a new cul-de-sac which would be accessed from a priority junction onto Manchester Road.

Each home would have a private front and back garden, and 38 car parking spaces will be provided on the site.

There had been 31 letters of objection to the plans, including from ward representative councillor Oliver Ryan, who raised concerns on behalf of residents of Manshaw Avenue.

The committee report states that these residents feared that they would be overlooked by the new development, and their amenity would be ‘detrimentally impacted’ as a result.

Other objectors had raised concerns around highways, the design, health impact and social infrastructure capacity in the area.

However planning officer Steve Kirkham told councillors they were recommending approval of the application, subject to a Section 106 agreement with the developer.

“The site has been cleared having previously supported St Anne’s Nursery. This was demolished over ten years ago and now and the site has since laid vacant,” he said.

“The principle of development is very much supported given that this is a redevelopment of a previously developed site, access to public transport and various amenities on hand along Manchester Road make the location highly suitable.

“In addition they would make a positive contribution to addressing the rising demand for affordable family housing.”

He added he understands the developer wants to be on-site by February 2021.

CounJack Naylor said: “There is a lot to like about this development, especially being on an affordable shared ownership basis.”

The committee approved the application unanimously.
