Neighbours say new Beeston Rylands apartments will 'undermine' local businesses

Neighbours living in Beeston Rylands have slammed a new apartment development set to be built on their street - saying it has the potential to cause parking problems and 'undermine' local businesses.

Developers want to knock down a bungalow in Lily Grove to make way for four flats designed for young professionals.

Five car parking spaces are expected to serve the site.

However, business owners and residents of the small street said it was already congested and claimed the parking issue had been 'ignored'.

Although developers revised their plans down from building eight flats with four car parking spaces, Liz Turner, who runs Turner Violins in Lily Grove and lives above the shop, said the current proposals could cause difficulties.

Fearing the flats, each with a number of bedrooms, would increase the population of the area, she said: "It's a very, very small street. It's congested even now.

"We have people working there and we reside there ourselves.

"We have to have parking for them, we have to have parking for our customers who come from all over the country.

"There is a carehome next to us on the end of the street which also needs parking and needs ambulances coming through."

She said a hotel opposite, which is on the corner of Lily Grove, had a "very limited parking area".

According to residents, street parking is already stretched with some people leaving their cars to access Beeston Railway Station, in Station Road, nearby.

Mrs Turner, whose shop sells and refurbishes instruments, said: "I can't see it going to do anything but undermine our business by (making) it difficult to get in to the street.

"It could be very significant. We just about weathered the tram (extension) by ploughing on by having extremely good staff and a reputation."

She added: "The building of it is going to be a nightmare for all the residents."

A 59-year-old retired man, who has lived in Lily Grove for 10 years and asked not to be named, said: "My biggest concern is obviously the size of the development on that size of a plot.

"It does not match anything on the street or anything in the Beeston Rylands area."

He said there was already a problem with cars being left outside residents' gates and on pavements.

"It's going to become gridlocked," he added.

Dino Labbate, director of Swish Architecture, the planning agent, said the plans had been revised from eight flats with four car parking spaces to four flats with five car parking spaces.

He said the highways authority had not raised any concerns with the previous scheme.

And speaking of the revised plans, he added: "The planners are happy. They're [the highways authority] happy. It's been approved.

"We do not think it will cause any disruption."

He said the development would target young professionals and work was likely to start on the project this year.

A Broxtowe Borough Council spokesman added: "Conditional planning permission was granted for Lily Grove at a meeting of the planning committee on April 24, 2019.

"Previous applications have been rejected, but following revisions made by the developer, the committee granted permission."
