One of the North Coast's most eye-catching luxury compounds has been listed for sale as the former coal baron and previous NRL's Newcastle Knights owner Nathan Tinkler looks to offload.

Located at 42 Coachmans Close, at Sapphire Beach, the palatial property includes a main residence and two standalone villas together comprising 15 bedrooms and 15 bathrooms.

It also has access to its own secluded beach.

Listed by James McCowan and David Medina from NSW Sotheby's International Realty, the expansive parcel of land has a guide price of $30 million.

Mr Medina expects the property, with a the Bahamas-like feel, and some Asian influences, to have a wide appeal to buyers.

"We're going to showcase this to the world," Mr Medina said.

"It's absolutely sensational it's a masterclass in property."

Due to the size of the property Mr Medina said the compound may appeal to a buyer looking to move in their extended family.

"I would expect it could sell to someone who's of a high-net worth who wants all those facilities that it has to offer with an airport down the road," he said

The property includes a 25-metre lap pool and there's also a children's playground. Photo from property listing.

"Once you drive through the gates and you are there you are in your own private bolt-hole and resort 15 minutes from Coffs Harbour."

"It is truly a world-class property."

Mr Medina said high-end buyers are reminded there's ample space for their car collection, working from a state-of-the-art home office or space to host events.

Nathan Tinkler purchase the property in July 2008 for $11.5 million. Photo from listing.

According to Mr Medina, Sapphire Beach has become an increasingly popular location.

"You're 15 minutes north of Coff Harbour and you've got what is a very tightly held enclave there."

Mr McCowan and Mr Medina were unable to comment on the current owner.

However records show the title is held in the name of Noorinya Holdings of which Mr Tinkler is the director.

According to CoreLogic the median price of a house at Sapphire Beach is $1.34 million.
