
The $3.195 million sale of a luxury residence in a prized position has set a new record for the most expensive residential home in Nelson Bay, according to Australian Property Monitors (APM) data.
Considered blue-chip real estate, the four-bedroom, three-bathroom home with multiple living spaces, a lift and theatre room at 2 Gloucester Street is perched above Dutchmans beach. It has panoramic water views and direct access to beachfront reserve.
The property was on the market for the first time since being built. It was listed before the coronavirus crisis hit but selling agent Jason Brennan, of LJ Hooker Nelson Bay, said enquiry remained strong throughout the campaign.
"From whatever has been thrown at us in the 24, 25 years I've been selling, good properties always sell," Mr Brennan said. "There's always good interest in them. And people will always pay strong prices for good property."
He told the Newcastle Herald in February that early interest had been from as far as Hong Kong.
The property was secured on June 25 by Sydney buyers planning to relocate from the Northern Beaches.
"It's a great spot there and it's a little bit rare to find, especially north-facing waterfront reserve," Mr Brennan said.
"It's also private whereas a lot of waterfronts are a lot more open. There has been some good sales which is good for the area. Three-odd-million dollars for a Sydney buyer is still cheap. You still get a nice home in Sydney for that but in better areas you don't get a cracking home like this one.
"There was a bit of local interest, lots out of Sydney and some from Dubbo, Orange way. There's always lots of buyers from out that way. They love the Bay."

Marketing of the property included a video featuring television presenter Catriona Rowntree. LJ Hooker Nelson Bay reported 11,831 property views online, 138 email enquiries and 1100 video views throughout the campaign.
The previous highest sale price of a home in Nelson Bay was $2.5 million, according to APM data, paid for a property in Thurlow Avenue in June 2018.
The result follows on from a string of other strong sales.
In January, the $4.775 million off-market sale of a waterfront residence in Salamander Bay set a new price high for Port Stephens. PRD Port Stephens' Dane Queenan sold the luxury home at 191 Soldiers Point Road to a Sydney buyer who planned to use the property as a holiday house.
Last month, Mr Queenan reported what he believed to be an apartment record sale for Port Stephens after selling a four-bedroom penthouse in boutique waterfront development Whispering Waters, which is under construction at 6/143 Soldiers Point Road in Salamander Bay, for $2.65 million.
