Multi-million pound Welsh hotel and lodge park scheme could move forward after planning changes backed

Stalled multi-million pound plans for a hotel and holiday lodge development in Denbighshire could now move forward after amendments were backed by planners.

Bryn Morfydd Hotel and Lodge Park at Llanrhaeadr yn Nghinmerch, near Denbigh, closed in January 2009 - and fell into disrepair.

In 2018, Silver Bay Luxury Holiday Villages on Anglesey secured planning permission from Denbighshire council to rip down the hotel to clear the way for a major tourism scheme – with a 39-bed hotel and 89 holiday lodges.

The Development Bank of Wales intends to back the scheme with funding and the hotel has already been demolished.

But the backing was subject to changes being made to the planning permission to ensure the project is viable.

Agent Cadnant Planning submitted amendments in May that would change the phasing of the project and the number of lodges that could be sold rather than rented.

These changes have now been approved by the local authority – hopefully paving the way for the scheme to get under way.

Conditions had required that the 39-bed hotel is developed before the 38th lodge is sold but it has now changed to 68 lodges before work on constructing the hotel is started.

They also removed the requirement to incorporate a rental fleet within the 89 units.

Cadnant Planning said: “The market and viability position in relation to the development as a whole needs to be reviewed in the post Covid-19 context.”
