Multi-million pound North Wales warehouse on market

A major warehouse has come on the market with a multi-million price tag that does not include the precious products inside.

The investment at Gateway Park on Llandygai Industrial Estate in Bangor includes four units with a £2.86m price tag.

It’s let to Aber Falls Distillery which uses it to store its whisky as it ages to maturity although any deal does not include the liquor.

Oliver Rowe, a director with sales agent Avison Young, said: “The sale is a great opportunity to acquire an industrial investment with good income, secured to well-known and successful local company with the backing of a large PLC.”

The four industrial units extend to 52,797 sq and are let to Aber Falls Distillery Ltd with an AWULT of 8.76 years to expiry(4.69 years to break). They pay £244k a year in rent.

The lease is guaranteed by Halewood Wines and Spirits Plc who have a turnover of over £400m and net worth of over £50m.

Aber Falls this year launched the first North Wales whisky for over a century - helping further raise the profile of Welsh whisky in the UK and abroad.
