Most and least expensive homes sold this year - including a £15,000 flat

The most and least expensive homes sold in England and Wales in the first three months of this year have been revealed - and the cheapest is a flat purchased for £15,000.

The super cheap property, which was sold in Sunderland, is just a fraction of the £58,986 deposit the average first-time buyer needs.

According to exclusive data compiled by The Mirror, the next cheapest property to have sold between January and March went for £16,500, again in Sunderland.

A terraced house is the next least expensive, selling for £17,000 in County Durham,

On the opposite end of the list, the most expensive home that has sold in the first three months of 2021 was an eye-watering £28,991,750 detached house in Kensington and Chelsea, London.

It’ll perhaps come as no surprise that the next two most expensive properties were also sold in Kensington and Chelsea too, with the second highest - a terraced house - costing £22,000,000, followed by an £18,300,000 home.

We’ve also noted in which incidences where the sale may have been a buy-to-let, a transfer to a company, or a repossession.

According to the Land Registry, 44,049 home sales have been registered for January, 9,558 for February, and 1,353 for March.

It may take several weeks for sales to be registered after completion so some sales from later in the period may not be listed yet.

The impact of coronavirus has also meant that it is taking longer than normal for sales to be registered.

Based on the data covering the period so far, there were 1,624 sales that cost £1million, and 306 there were above £2million.

The Land Registry lists the price paid for every property bought at market value.

The data also includes sales under a power of sale/repossessions, buy-to-lets and transfers to non-private individuals.

The new data comes after the Mirror rounded up five homes you can buy with a guide price of £10,000 or less at auction.

Meanwhile, separate data from estate agent Savills has shown fewer than a third of electoral wards across England and Wales have an average house price below £200,000.

The percentage has fallen from 44% five years ago.

Savills produced the findings by analysing Office for National Statistics (ONS) local house price data.

It said Nationwide Building Society has previously put the average price paid by a first-time buyer in the UK at £196,223.

High value locations are heavily concentrated in London and the South East of England.

Average prices exceeded £500,000 in more than half (54%) of electoral wards in London at the end of September 2020 and just under a quarter (24%) in the South East.

Ilford Town in Redbridge was the only London ward where the average house price was below £250,000, at £244,892.
