More than 50 factory-built homes coming to Wirral Waters

Plans for 55 new homes on the Birkenhead docks have been submitted, as part of the massive Wirral Waters project.

Over the next 25 years, across several different schemes on the docklands, Peel L&P’s Wirral Waters project will see up to 13,000 homes built. The plan being announced today will see 55 homes built in the House by Urban Splash factory before being delivered to Wirral.

Urban Splash, Peel’s development partner for East Float which is one part of the Wirral Waters project, has already delivered 30 homes as part of this scheme which will be completed shortly. The new homes will occupy the west side of the Grade Two listed Grain Warehouses, but the proposal must be approved by Wirral Council before being put in place.

The 55 houses will be a mixture of ‘Row House’ homes and ‘Town House’ homes. Row House homes come in three sizes, a two-bedroom two-storey home, a three-bedroom two-and-a-half storey home with a roof terrace, and the largest, a four-bedroom three-storey home.

The Town House homes are three-storeys and offer open plan options, including up to five bedrooms and home offices, a garden living option featuring a traditional layout with living spaces downstairs, or loft living with bedrooms on the ground floor and open plan living areas upstairs.

Prices for the current phase of homes start from £210,000, with Help to Buy available. Richard Mawdsley, Peel L&P’s director of development for Wirral Waters, said: “Through our joint venture with House by Urban Splash, we are bringing the very latest in sustainable housing design and innovation to Wirral Waters.

“Following hot on the heels of the successful first phase, which is already taking shape along Northbank, this much-needed second phase of modular homes will mean we can further contribute to the shortfall in local housing, well away from any green belt land, and will ensure the delivery of new homes for families, individuals and couples in a highly contemporary, sustainable and accessible location.”

Rebecca Hilton, associate director at Eden Planning, said: “Following the success of Northbank, Eden is supporting Peel L&P and Urban Splash with the second phase at Wirral Waters. This will deliver 55 sustainable and distinctive family homes at Birkenhead docks.
