More than 150 flats could be built on land near to Glasgow Green after plans were submitted to the council.
Swan Group is hoping to deliver a residential development on a vacant site bounded by Main Street and Newhall Street.
If approved, the plan would see 151 flats built across five blocks, with three fronting onto the River Clyde.
“The proposed development comprises a mix of one and two bed flats,” a planning report states.
“Given the highly accessible location there is only 85% car parking proposed. A limited number of the one bedroom flats will not have allocated car parking spaces to accommodate this reduced provision.
“There are generous spaces between blocks to facilitate views and sun into and out from the site.
“All ground floor flats have an area of private garden space to improve their amenity and ensure privacy is maintained.
“Any routes through or within the site are also carefully designed to ensure there are no amenity issues arising from pedestrian linkages.”
The developer intends to provide 128 parking spaces, including 14 for visitors, with access to the development from Newhall Street.
There would also be 151 bike parking spaces for residents and 38 for visitors.
Buildings, including tenements, previously stood on the site but these “have long since been demolished”.
“Glasgow Green lies immediately to the north west of the site and provides formal and informal sports facilities, children’s play and ample amenity greenspace, with Richmond Park adding to this considerably,” the report continues.
“Within the site, there are two amenity green spaces linked by a tree lined central pedestrian route.
“These grassed areas allow for informal use in the residential area and give quick access to the wider areas facilities.”
The site is bounded to the south-west by the River Clyde. However, an inspection found the land is not at risk of flooding as it’s located one metre above the 200 year flood level and “therefore located outwith the functional floodplain”.
“The landscape design at Newhall Road is designed to take advantage of the prime location on the banks of the River Clyde and close to the central municipal green space of Glasgow Green,” the report adds.
“It is also at a key junction of two city thorough fairs in an area which has seen extensive regeneration of which the development will form a continuing part.”
A consultation event took place on February 12, 2019, from 2pm to 7pm at Bridgeton Library.
Some pre-application meetings also took place between the applicant and Glasgow City Council
