More Edinburgh student flats planned for former warehouse as new plans submitted

Over 100 further student flats are planned for the site of a derelict warehouse in Edinburgh.

Previous proposals stated the intention to demolish the warehouse on Ashley Place, Bonnington, to make way for 60 student flats. However, revised plans have proposed the number be increased to over 229.

Plans were approved by the council in October 2021 to regenerate the site, with new visualisations now showing several multi-storey student housing blocks earmarked for the site.

The warehouse was originally the subject of mainstream housing proposals before the applicant opted with student apartments instead. New plans include space for a student lounge and other amenities

A design statement provided by Scott Hobbs planning reads: "The proposed development retains the massing of the previously consented residential scheme, outlined above but now provides an additional articulation at the prominent corner facing Tinto Place.

"In addition, the building extends into a U-shaped plan, with a new lower wing facing onto Elizafield Industrial Estate. Similar to the consented residential scheme, the top floor of the proposed layout is set back from the building edge to improve the privacy to adjacent developments and reduce the impact of the building mass when viewed from street level."

The site has a rich industrial heritage, once hosting Steam Mills, Chemical Works, Iron Works and Foundries.

Immediately adjacent to the site was a Tannery, which closed in 1970. Part of the listed Tannery building still exists and has been converted to office use.

In around 1876 the Bonnington Goods railway yard was built to serve the industries. It closed around 1960, the railway tracks were removed and the area began to see a trend towards more residential developments.
