Mexican restaurant on market for £1.25 million

A Mexican restaurant in Edinburgh's Old Town is on the market for £1.25 million.

Viva Mexico on Cockburn Street has been run by Julio and Judith Gonzalez for 35 years but the couple have decided to retire. Its traditional Mexican cuisine has been popular with both locals and visitors to the city who pass on their way from Waverley Station to the Royal Mile.

Julio and Judith said: ”After 35 happy and rewarding years running our restaurant we have decided it is time to retire. It has been a joy (and a challenge) and we will never forget all the people-family, staff, customers and friends who have been with us on the journey and will always be grateful for all the love and support that we have received over the years.”

Stuart Drysdale, director at selling agent Christie & Co, said: "Viva Mexico presents a rare opportunity to secure property on Cockburn Street, a very short distance from the Royal Mile in Central Edinburgh. The existing theme could of course be retained however, there is scope to change the style and theme of the restaurant."

The property is held on a dual freehold and leasehold basis, with the ground level held on a freehold title. It is on the market at offers around £1.25 million for the freehold which includes the ground floor and part of the lower ground floor. Part of the lower ground floor is held on a leasehold basis with a passing rental of £11,000 and eight years remaining on a lease with Edinburgh City Council.
