Mayfield West joins $1 million club with mammoth sale

Every prong of Mayfield's residential triangle has now broken through the $1 million barrier.

Mayfield West was last to the party, but arrived in style on Wednesday with the huge $1,325,000 sale of 16 Buruda Street.

The previous suburb record had been set four days earlier when One Agency Ferris Properties sold a three-bedroom home at 30 Norris Street for $989,000.

The record-breaking sale narrowly topped Mayfield East's record sale ($1.32 million for 22 George Street in August) and is the fourth-highest sale across Mayfield, whose record of $1.53 million for 24 Barton Street was set in May.

Mayfield recorded its first million-dollar sale in 2018, while Mayfield East first hit seven figures in January.

First National Newcastle City's George Rafty said a Sydney buyer had snapped up the four-bedroom, two-bathroom home at 16 Buruda Street.

It had been set to go to auction on November 20 with a guide of $1 million to $1.1 million, but received three offers by the time of its second open home.

"It had a lot of appeal," Mr Rafty said.

"It had a really lovely backyard and it was beautifully landscaped with large established trees.

"There was a beehive in the backyard there's a little shed in the back and it was very architectural and quirky.

"It just had this certain aura about it - you felt at peace in the house."

The 545 square metre property, which was being sold for the first time in 20 years, boasts three-metre-high ceilings and a private deck that flows out from the master bedroom.

Outside, a paved alfresco area sits between strips of greenery.
