Mayfield Partnership submits planning application for ‘first phase’ of £1.4bn development

Mayfield Partnership has submitted a planning application to Manchester city council for the first phase of the Mayfield development.

The £1.4bn development plans to “transform” Mayfield into a mixed-use neighbourhood include the creation of the city centre’s first new park in more than 100 years, the partnership said.

The partnership has submitted plans for a six-and-a-half acre public space on the banks of the River Medlock, which is set to run through the 30-acre regeneration scheme.

Work on the scheme is set to begin in early 2020, if plans are given the green light.

Sir Richard Leese, leader of Manchester City Council  said the plans have the potential to turn an “unloved” and “largely unused” part of the city centre into a “world-class gateway”.

He said: “The addition of a significant new city centre park, just a stone’s throw away from Piccadilly Station, is a particularly welcome development and shows how such green spaces can be created through the master-planning of wider areas.”

Plans for the first phase of the development also include a nine-storey, 70,000 sq ft office building and a 545-space multi-storey car park on Baring Street.

The Mayfield Partnership estimates the regeneration is expected to create 1,500 homes, 75,000 sq m of office space and 650-bedroom hotel, as well as generating 7,500 jobs.

A separate application for an additional 12-storey office building is expected to be made this autumn, Mayfield Partnership added.

The Mayfield Partnership is comprised of regeneration developer U+I, London and Continental Railways, Manchester city council and Transport for Greater Manchester.

Richard Upton, chief development officer at U+I, said: “Submitting our first formal planning application is an important moment in realising that potential and we are excited that our vision for a world class neighbourhood for businesses, residents and visitors is taking shape.

“We have been delighted by the overwhelming positivity response to our recent public consultation on Mayfield Park and look forward to starting work on this amazing new amenity for the people of Manchester.”

Deloitte Real Estate is the planning consultant for Mayfield, with Bennetts Associates designing the office building. Studio Egret West is the masterplanner and landscape architect.
