Mayfield attracts 'very active' bidding before 'great result'

This Mayfield home had been in the same ownership for the past 67 years and was marketed with a guide of $650,000 to $680,000 before selling at auction for $792,000.

First National Newcastle City's Tom Lemke described the auction sale of a Mayfield property secured for $112,000 over its guide as "nail-biting" and said there was "unprecedented demand" for the suburb.

He listed a three-bedroom home on a block 531 square metres in size that had been in the same ownership for the past 67 years at 32 Avon Street with a guide of $650,000 to $680,000 and reported good interest ahead of its auction last Saturday.

There were seven registered bidders, a mix of first home buyers and downsizers, and the property was secured by a first home buyer for $792,000 after 45 bids.

"Bidding started at $630,000 and went for around 40 minutes," Mr Lemke said. "It was a very active auction and a great result for the area."

There were six registered bidders for a three-bedroom home at 17 Islington Street, Islington that was marketed by Teresa Heighington, of Ray White Newcastle and Lake Macquarie. Bidding was expected to start around $600,000 and it sold under the hammer for $660,000 with interest from "young couples trying to get into the market".

A renovated four-bedroom terrace in Newcastle East's historic Boatmen's Row that was marketed by Jesse Wilton and Mark Kentwell, of PRD Newcastle and Lake Macquarie, with a guide of $1.8 million sold at auction on October 28 for $1.95 million.

There were four registered bidders and all local interest for the property at 66 Nobbys Road (pictured top right) which featured a top-level master retreat with views across the city.

This Islington home sold under the hammer for $660,000.

There were 12 registered bidders for a "unique" property at 44 Corlette Street in Cooks Hill that featured two homes on separate titles. It was marketed by Raine & Horne Newcastle and was secured by a local buyer for $1.7 million last Saturday.

Belle Property's Katie Kepner said there had been "consistently strong numbers" at open houses and "phenomenal enquiry" for a luxurious five-bedroom residence on 4276 square metres of land at 8 Bombala Street, Dudley that goes under the hammer on Saturday at 1pm with a guide of $3.5 million.

Belle Property will also take a luxurious Eleebana property to auction with a guide of $3 million. It features a five-bedroom home overlooking a resort-like swimming pool on around two acres of land at 21 Burton Road.

Anthony Merlo, of Dalton Partners The Junction, takes a two-bedroom terrace at 112 Railway Street, Cooks Hill to auction at 10.30am on Saturday with a guide of $750,000.
