Major £1.25m refurbishment finishes on Bristol office building

A property and investment company has finished a £1.25million refurbishment of a major office building in Bristol city centre.

Topland Group bought up 33 Bristol, on Colston Avenue, nine months ago and 12,000 sq ft of space in the property has already been let out.

The revamped building includes a new reception area, changing and shower facilities, 78 secure bicycle parking spaces, and two charging spaces for electric cars.

Topland says it has renovated the building to reflect the market’s "new expectations" of office stock post-lockdown.

Commercial property firms Hartnell Taylor Cook, JLL and Burston Cook are joint agents for 33 Bristol.

Chris Grazier, office agency partner at Hartnell Taylor Cook, said: “This year has naturally made businesses across the country think twice about their office space.

“But 33 Bristol’s renovation and the volume of space already let show that Bristol remains a city of choice for businesses.

“For stock that’s a high-quality design, that supports the health and safety of its occupiers and that factors in sustainability, demand is holding firm. 33 Bristol is a great illustration of this.

“We’ve worked with 33 Bristol’s new owners over the past nine months to fulfil their vision of a modern, open-plan office that meets the requirements of today’s occupiers, and are delighted to see two tenants already enjoying the refurbished space.

“We look forward to helping more occupiers find a new home in the building in the coming weeks.”

Steve Pope, group director of property and asset management at Topland, also said: “We are delighted to have completely repositioned this landmark property.

“Our designers and fit out contractors at Interaction and our great Project Manager at Trident have really pulled out all the stops here and created exciting contemporary space in this attractive Art Deco building.

“We are confident that new occupiers will want to benefit from the great space and excellent location available at 33 Bristol.”
