Luxury listing snapped up, more street records

One of the suburb's highest prices has been paid to quickly secure a luxurious Warners Bay residence which featured an award-winning entertaining pavilion, pool, sauna, home theatre and games room.

Belle Property Lake Macquarie's Anthony Di Nardo listed the four-bedroom home on 1167 square metres of land at 23 Grasmere Way with an auction guide of $2.7 million.

It attracted high levels of enquiry and multiple offers before being secured by a local buyer after just nine days on the market.

The sale price was not disclosed but is believed to have been above the guide, which would place it as the second-highest sale in Warners Bay, according to Australian Property Monitors data.

A suburb record $3.5 million was set for the sale of a home along The Esplanade last year. The Grasmere Way property, which also had an in-ground trampoline, was set for auction on March 20.

There have been plenty of other fast and strong results in the past week.

First National Newcastle City's George Rafty reported the street record $2.3 million sale of a renovated four-bedroom house at 118 Gordon Avenue in Hamilton South.

The property, which according to APM data set a street record of $1.8 million when it last sold in 2017, was set to come onto the market today but was secured on Wednesday by a family from First National's database who offered above the proposed guide of $2 million to $2.2 million to secure the home.

Mr Rafty also confirmed the quick $2.065 million sale of a four-bedroom weatherboard home on a deep block of 588 square metres at 52 Stanley Street in Hamilton South.

The property came on the market last Saturday with a guide $1.6 to $1.7 million and attracted 50 groups through its first open house.

The guide was adjusted on Saturday evening to $1.85 to $1.95 due to two offers received over $1.9 million from two different parties then exchanged on Wednesday with six parties submitting final offers.

Mr Rafty described the sale as "a reflection of the demand in the area".

This Hamilton South home was in demand.

A new street record sale of $930,000 was established when Belle Property sold a four-bedroom house at 29 Ripon Way in Macquarie Hills.

The property was listed with a guide of $850,000 to $900,000 and attracted both local and out-of-area interest with multiple offers made before being secured by a local buyer.

A street record $1.377 million is also believed to have been set with Spillane Property's sale of a four-bedroom house at 112 Wallsend Street in Kahibah that was listed with a guide of $1.05 million to $1.15 million.

According to APM data, the median residential sale price in Kahibah increased by 11.6 per cent from $645,000 in 2019 to an all-time high of $720,000 last year.

A four-bedroom home at 5 Portsea Parade in Cameron Park marketed by John Kerr, of Dalton Partners New Lambton, sold one day after going live to market. It was sold for an undisclosed sum believed to be over its asking price of $695,000.

Ray White Newcastle and Lake Macquarie's Shaun Elms reported plenty of interest before the $465,000 sale of a three-bedroom home at 20 Wakool Street in Windale. It was listed with a guide of $475,000 and was on the market for around four weeks.
