THREE years after its completion, 8 Berner Street at Merewether is on the market.
The price is listed as available by request but Salt Property listing agent Lyndall Allan said the property is tipped to break Newcastle's residential sale record.

"It is expected to smash the current record for a single residential dwelling in Newcastle," Ms Allan said.
The record for a residential sale in Newcastle is $10.25 million paid last year for an ocean-facing house on John Parade, Merewether.

The six-bedroom, six-bathroom property at 8 Berner Street offers a 55-metre frontage with uninterrupted views overlooking Dixon Park Beach and the adjoining park, along with a self-contained flat and a pool.

In 2016, the owners purchased the block for $3.85 million from a family who held the property for 51 years.
The owner said the sale was the highest figure paid for a knockdown rebuild project in Merewether after they cleared the five dilapidated units on the site that sat uninhabited for many years.
The build took three years to complete, with Newcastle-based architect firm CKDS tasked with the project of creating a modern family home with ocean views from every room except the laundry and garage.
"The brief was to maximise the view and make it a really easy place to live and make it a house that was going to grow and work for different stages of life," the owner said.
One of the key features of the property is the use of board-form concrete on the exterior which gives the appearance of timber paneling.

The property is one of three high-priced houses on the market in Merewether that could all potentially break sale records in Newcastle.
Two neighbouring properties listed with First National Newcastle's George Rafty at 22 and 24 John Parade are being sold in one line with price expectations between $23 million and $25 million.
