Long Eaton auction lot offers two homes in one, plus room to expand

A Victorian semi in Long Eaton which has been converted into two apartments is going under the hammer at SDL Auctions Graham Penny’s auction in Nottingham in May.

The apartments, which produce a combined income of £14,400 per year, are being offered with a guide price of £175,000+.

Apartment one and apartment two, 68 Hey Street, Long Eaton not only provide independent accommodation but also have potential to be extended, subject to planning permission.

Laura Wiles, valuer at SDL Auctions Graham Penny, feels the property would make a great investment.

She said: "This is a lovely old property with loads of character features such as bay and sash windows and together the two flats produce a healthy income.

"Having looked at the property, we feel the ground floor could be extended to make apartment one bigger, or even to create a separate unit, subject to planning permission."

As it stands, apartment one, on the ground floor, includes a fitted kitchen with integrated appliances, bathroom, living area, small dining area and a large double bedroom. It is currently let at £525 per calendar month (£6,300 per annum).

Apartment two is arranged across two floors and includes three bedrooms and two bathrooms. On the first floor is a living room, small dining area, shower room and fitted kitchen with integrated appliances. Three bedrooms and a bathroom are on the second floor. There is also a spiral staircase leading to a small storage area on the third floor. This apartment is currently let at £675 per calendar month (£8,100 per annum).

Laura added: "This is a really spacious apartment with a landing large enough to be used as a study space or office. The third floor is a bonus, providing extra storage space."

Outside a gravel driveway leads to a large gravelled area behind the property, providing parking for several cars.

The two apartments are due to be sold at SDL Auctions Graham Penny’s auction at Nottingham Racecourse on Wednesday, May 22.  A guide price of £175,000+ has been set.
