A Merseyside street has an average property much higher than its neighbours due to its name, according to research by Heating Force.
The research shows property value on Christmas Street in Kirkdale could be higher than others in the same area because of its name.
Data from the heating company said living on a street with a Christmas-related name could increase your property value.

There are more than 170 Christmas-related street names in the UK and experts at Heating Force utilised Zoopla to find out which festive street names could increase property value.
They found if you live on a street with a festive name your property could increase by a huge amount compared to both the local and national house price average.
Living on a street with a Christmas-related name could staggeringly increase the property value in some cases by over £270,000.
But they also found certain names could have completely the opposite effect and decrease the value of your property.
It turns out if you live on a street with the name 'Toy' included, your house value could increase by £272,249.
The average national house price of a property on a street containing the word 'Toy' came in at a whopping £660,798.
The national price average on Zoopla is currently estimated at £333,635.
'Tinsel' related street names ranked second with houses valued on average £90,645 more compared to the UK average.
The research also showed a street with the word 'Christmas' in could see an average property increase of £41,074.
According to the data there are ten streets in the UK with the word 'Christmas' in — one of which is Christmas Street in Kirkdale.
The ECHO looked into the property value on Christmas Street compared to neighbouring Olivia Street.
While Christmas street had an average house price of £116,676 according to Zoopla, Olivia Street property prices were estimated at £70,262.
Christmas Street's housing prices are also ahead of the area average which is currently £104,516, according to the data provided.
But Christmas-related names don't always increase the property value — sometimes it can have completely the opposite effect.
Homes on a street with 'Elf' as part of the street name are value an incredible £240,152 less than the average property price in the same area.
