Two Liverpool properties which went under the hammer with guide prices in the region of £40,000 were sold for almost double the price.
An auction held yesterday by Sutton Kersh saw dozens of properties go under the hammer with guide prices below £100,000.
Before the auction, Cathy Holt, Associate Director of Sutton Kersh Auctions said: "We are delighted to be offering 114 Lots at our February 17 auction.

In the run up to the auction, we focused on two specific properties which were initially listed with guide prices in the region of £40,000.
These properties almost doubled their guide prices at the auction, with both costing in excess of £70,000.
The first property was found in Toxteth. Two bedroom terraced property 16 Holmes Street was listed with a guide price of £40,000.
The downstairs has a vestibule, living room, kitchen and bathroom, while there are two bedrooms on the first floor.
It was said to have the potential for rental income in excess of £6,000 per annum.
The home was sold for £74,000 - an increase of 85% from its guide price.
Meanwhile, three bedroom house 57 Scorton Street, Tuebrook, found off Hampson Street was listed with a guide price of £45,000.
The end terrace home has a lounge, kitchen and bathroom on the ground floor, two bedrooms on the first floor and a final bedroom on the second floor. It also boasts a decked yard to the rear.
It was described as being suitable for investment purposes with potential for £6,000 rental income per annum.
The home fetched the price of £80,000 at the auction - a rise of 77.8% from its initial listed price.
