Last orders! Bensham pub set to be turned into accommodation

Plans to turn a Bensham pub into apartments and a shared house are set to be approved by the council next week.

Alex Williams has lodged plans with the council to transform the Stirling House pub into five self contained flats, and an eight room house of multiple occupation.

Currently, the ground floor of the building is used as a pub, with the first floor being a function room with its own bar.

If the plans go-ahead, the ground floor will be turned into a eight-bedroom house of multiple occupation and the rest of the pub will be used for five two-bedroom flats, with three of those will be on the first floor and the other two on the second floor.

A planning statement submitted to Gateshead Council claims the Saltwell Road hostelry has become run down and is in need of work.

"The general appearance of the building is poor to average. It is fair to say that the public house is becoming run-down with windows missing/broken and it is in need of both internal and external refurbishment," it said.

The document also claimed that if the development goes ahead it will reduce noise and traffic in the area.

It added: "The existing use as a public house with associated large function room has the potential to have a significant impact on the amenities of neighbouring residential occupiers.

"In particular, if the facilities were used to their full potential they could generate significant and regular late night noise, significant traffic movements including frequent trade deliveries.

"The proposed development will result in a significant reduction in late night noise, traffic movements."

The authority has received one letter of objection raising concerns that there is already too many houses of multiple occupation in the area.

Despite this Gateshead Council planners have recommended approval for the scheme saying that it would not harm the area because it is already busy.

The planning committee will vote on whether to grant permission for the proposals on Wednesday.
