Large Nottingham apartment block with 100 homes looks set for green light

Plans for a large Nottingham apartment complex with 100 bedrooms off one of the city's busiest roads look set for the green light.

Planning documents reveal a proposal for an apartment scheme comprising of 67 one-bed, 32 two-bed and one three-bed apartments at the site off London Road.

The scheme would also provide a reception, gym, café and restaurant at ground floor level, along with a bin store, disabled parking and onsite facility for delivery vehicles.

The site is located to the west of London Road and east of Meadows Way, forming an island between the two.

To the west lies the Portland Leisure Centre and residential properties on Radcliffe Street, Lamcote Street, Meadows Way and Arkwright Walk.

A new development has recently been constructed along Arkwright Walk that includes a four storey apartment building at its southern end, opposite the application site.

The southern half of the site is a former petrol station currently used as a car wash, whilst the northern half has been cleared for redevelopment; it was formerly occupied by a restaurant and public house.

A basement car park accommodates 71 parking spaces, all with electric vehicles charging points, accessed from Ryehill Street.

Cycle parking would be provided at both ground floor and basement levels.

Planning documents show 55 neighbouring properties were notified by letter, a site notice was posted and a press notice was published.

Twenty-six letters of correspondence were received, with 24 letters of objection and two letters in support of the proposal.

Tom Cope, 30, of The Meadows, who lives near to the proposed site, said: "I don't have a problem with the size of the application, the issue for me is the traffic impact it might have.

"The Meadows struggles as it is with car parking spaces so this might not help. It would increase volumes on London Road too."

Jess Butler, 33, of The Meadows, added: "I think it might encroach a little bit. Nine storeys is a significant height.

"It's quite a tight space so it might have a bad impact on traffic. I'd be okay if it was just a restaurant or pub but 100 homes is a bit much."

Nottingham Civic Society said it "has reservations" about the application.

It added in planning documents: "The scale which isolates the form of the proposed development on such a prominent site.

"This will be the building that will be seen upon entering the city from Trent Bridge. However, its design does not live up its location.

"The site cannot be considered in isolation from the edge of The Meadows and the potential for Arkwright Street to be re-created as a direct thoroughfare linking Trent Bridge with the city centre core."

The application, lodged by CBP Architects on behalf of C&T Bailey Properties, has been earmarked for approval by planning officers.

But Nottingham City Council's planning committee will have the final say on the plans at their next meeting on Tuesday May 25.
