
A landmark Merewether property has provided plenty of appeal in the marketplace since hitting the market.
Robinson Property's Darren Bender is marketing the building where popular Ridge Street Takeaway operates out of a shopfront and there is an attached two-bedroom dwelling.
It comes with 21 months left on an existing lease plus a three-year option and is currently returning $23,760 per annum (inclusive of GST) plus outgoings.
The building is on a 278 square metre corner block with dual frontage to Ranclaud Street and offers potential development opportunity, subject to council approval.
The property at 10 Ridge Street is being sold through an expressions of interest campaign. A guide has not yet been set but Mr Bender expected it to be $2 million to $2.2 million.

"The takeaway has been there for as long as I can remember and is certainly a landmark in terms of Merewether," Mr Bender said.
"Interest is coming from a range of buyers. We've had quite a few parties who have contacted us with regards to potentially doing something there for the future when the lease expires.
"People from Sydney were looking at it in terms of a future cafe. I've had a couple of people contact me just in terms of buying the site for their super fund for no other reason other than it's a block of land in Merewether close to the beach. One buyer was looking at potentially putting a unit on top for AirBnb and still keep the downstairs section. The enquiry so far has been quite varied."

Family appeal
An updated four-bedroom house in Highfields that backs onto reserve is proving popular with families.
Steven Dorman and Joe Di Claudio, of Dowling Property Group, have listed 52B Kahibah Road with a guide of $890,000 to $970,000 and reported 28 groups through its first open last weekend.
"The area is very popular; it's very well located to everything you need and the bonus is you're backing onto reserve and it's a very good, large family home," Mr Dorman said.
"It's quite versatile too. The bottom of the home could possibly be converted into a granny flat. There's lots of young families there and that's what this property is attracting."

Movable's Patrick Collins described enquiry as "through the roof" for a property he and Jessica-Lee Molan have listed in Mulbring.
A guide has not yet been set for the five-bedroom residence on 2861 square metres of land. It is surrounded by mountain ranges and has a double garage and two large carports.
"Interest is coming from people towards Sydney and interstate," Mr Collins said. "You're only 40 minutes to Newcastle and 20 minutes to Lake Macquarie but have around 2800 square metres and the ability to live a really different lifestyle.
"It will attract a large array of buyers looking to get out of the pressures of inner city living and looking for a lifestyle."
The property at 52 Child Street will be open for the first time Saturday at 10am.

A split-level four-bedroom home with lake views at 101 Ridge Road in Kilaben Bay is being marketed by Avery Property Professionals for $1.07 million.
Listings $500,000 to $1 million
Expectations are believed to be in the high $900,000 range for a five-bedroom brick house with a pool at 5 Morely Court in Cameron Park that is being marketed by Belle Property Lake Macquarie.
Belle Property Hunter Valley are expecting a strong response to a master-built four-bedroom, two-bathroom home at 5 Rosella Close in Weston they have listed with a guide of $800,000 to $830,000.
A four-bedroom house at 5 Dianella Court in Warabrook is being marketed by Crawford Real Estate for $820,000 to $870,000.
Dalton Partners have set an auction guide of $830,000 for a three-bedroom home at 44 Clearly Street in Hamilton.
First National Newcastle City are guiding $790,000 to $860,000 for a four-bedroom house at 285 Park Avenue, Kotara.
Listings under $500,000
PRD Newcastle and Lake Macquarie are guiding $400,000 for a single-bedroom apartment with an easterly aspect at 509/6 Charles Street, Charlestown. A one-bedroom apartment at 105/14 Honeysuckle Drive, Newcastle has been listed by Robinson Property for $420,000.
