If you've been trawling through Rightmove or Zoopla looking for your dream property, but there's just nothing hitting the spot, there's always the option to build your own pad.

A plot of land - measuring 0.4 of an acre - has come onto the market on College Avenue in Formby. It has planning permission for a five-bedroom house, with designs showing the potential for a stunning double-fronted family home.

The opportunity is being marketed by Stephanie Macnab Estate Agents for offers in excess of £800,000.

The listing hails the opportunity as "one of the very few building plots available, located in one of the most desirable spots in Formby".

According to Rightmove data, the average selling price of homes on College Avenue in the last year was £755,000. The figure is 69% higher than the previous year but 34% down on the 2004 peak of £1.15m.

The area is within walking distance to both Freshfields and Formby railway stations, as well as the National Trust nature reserve and Formby beach.
