Key update on plans for more than 300 homes in Calverton

Plans have been put forward for hundreds of new homes to be built in a Nottinghamshire village. The proposed scheme would see 364 houses built to the north-west of Park Road, Calverton, as well as associated infrastructure, public open spaces and landscaping.

The fresh documents follow a re-plan of the original proposal for the new estate which was given approval in 2020. These changes were required to avoid placing housing above a water main pipe, which runs through the eastern side of the site.

The application has added 13 homes to the initial plan, bringing the total number to 364 properties. It is proposed for two accesses to be built off Park Road and Collyer Road, and for there to be amenity and recreational space and associated infrastructure at the housing development.

There would be 73 affordable homes provided as part of the plan. The site is encroached by green belt to the north, north-east and west.

Work is already under way on housing nearby off Flatts Lane, which will hold 84 homes, causing concern about the number of houses allocated to the village. Gedling Borough Council has previously stated it will require developers to make a contribution towards infrastructure, which includes education and health services, and that 20 percent of housing is 'affordable'.

A planning document, submitted by Persimmon Homes Nottingham, said: "The proposed scheme is for a total of 364 dwellings, associated infrastructure, public open space and landscaping across the whole site. Throughout the design of the scheme, the opportunities and constraints of the site context have been carefully considered.

"The proposed scheme will: Re-plan a the north eastern section of the site to respect the existing water main; Deliver an additional 13 units overall and additional affordable units; Introduce a high quality residential scheme well integrated into the village of Calverton; Cater to a wide range of housing needs by providing a variety of house types, sizes and affordability; Allow for further development adjacent to the site to seamlessly integrate; and protect and enhance pedestrian routes." The application is currently pending consideration by Gedling Borough Council.
