Grealish, 25, only signed a new five-year deal with his boyhood club last September.
Villa missed him badly when he was ruled out for 12 matches from February to May when they won just three times without him.
His return coincided with seven points from their final four games, including finishing with wins over Spurs and Chelsea, to underline Grealish's importance as Villa ended 11th.
