It was a suburb record sale for Adamstown

BIG RESULT: This home in Adamstown's Tuckeroo Circuit has sold for a suburb record $1.85 million.

A suburb residential sale record of $1.85 million has come for Adamstown.

Andrew Smaus, of McGrath Newcastle City, marketed the 10-year-old, custom-built house at 41 Tuckeroo Circuit in Adamstown's sought-after Madison Gardens Estate.

The two-storey house with four bedrooms, three bathrooms and a swimming pool was set on a block 758 square metres in size.

Mr Smaus reported strong local and Sydney interest for the property, which was secured within three weeks on the market.

The result surpassed the previous suburb record for Adamstown of $1.7 million, which was set for a home in Lockyer Street in January, according to Australian Property Monitors data.

A suburb record is also believed to have been set with the quick $2.9 million sale of classic Federation residence Kooyong in Hamilton East.

The heritage-listed home on a 1416 square metre block at 50 Dumaresq Street was marketed by Robinson Property's Mike Flook and sold before its first official open house.

APM data shows the previous highest sale for Hamilton East was $2.8 million for a home in Everton Street in 2018.

A suburb record $2.9 million has been paid for Kooyong in Hamilton East.

A street record $4.3 million was achieved with Mr Flook's sale of 18 Hickson Street in Merewether. APM data shows it to be the first sale over $4 million for the exclusive pocket of Newcastle real estate.

A new street high was also set when Ryan Gifford, of Shore Property, sold a four-bedroom home on a 712 square metre block at 43 Alfred Street in Waratah for $1.13 million. Mr Gifford reported the sale came after one open house with the result exceeding expectations.

Two streets in Eleebana are believed to have had their first sales over $1 million. Shiels + Co Property sold 5 Ian Street for $1.36 million and 3 Mildura Close for $1.25 million. Both properties were set for auction but secured before.
