Ireland's cheapest areas for rent in 2021 as Dublin prices hit staggering high in new Daft report

Rent in Dublin is the most expensive in the country.

People in the south of the capital are paying on average €2,244 in rent every month.

This amount can be compared to Co Leitrim which has the least expensive rates in the county with renters paying €695 monthly.

These figures were released by Daft.ie who have shared their Irish Rental Report for the second quarter of 2021.

The report outlines the average monthly rent in each county across Ireland.

According to the report, Leitrim has the lowest rent, with Donegal coming a close second with renters paying on average €744 every month.

Longford is the third least expensive county in Ireland with average rent costing €812 a month.

Roscommon has the fourth least expensive rent in the country with rent costing €829.

The capital unsurprisingly has the most expensive rent with five areas in Dublin making the top of the list.

Renters in South Co Dublin are paying on average €2,244 a month which is the most expensive rent in the country.

South Dublin city renters are paying €2,137 while renters in the city centre are paying on average €1,985 a month. Rent in North Dublin city is €1,980.

Rents in Dublin are increasing every year, and are on average 0.5% higher this year compared to the second quarter of 2020.

However, elsewhere in Ireland rents are also increasing, typically at double-digit rates.

In Munster, outside of the three main cities, rent is 14% higher compared to 2020, while in Connacht and Ulster, rents are 15% higher.

Despite the price of rent increasing around the country, there were only 2,455 homes available to rent in Ireland on August 1 of this year, which is the lowest on record.

Since 2006, there have been on average almost 9,300 homes available for rent in Ireland. Even from 2015 to 2019 where supply was extremely tight, there were on average 3,900 homes available.

With 1,666 homes available for rent at the start of the month in Co Dublin, the capital is less affected than elsewhere in the country. This number is higher than any seen on the same date two years early and is in line with the 2015 to 2019 average.

Outside of Dublin, there were just 789 homes available for rent across Ireland.

In Waterford, there were just 15 rentals available.

Across the country, rental inflation rose from 1.7% in the first quarter of 2021 to 5.6% in the second. This is the highest rate of inflation since mid-2019.

Compared to 15 years ago, Ireland’s rental sector is around 50% larger but the amount of homes available to rent online is half of what it used to be.

The second quarter of this year marks the 36th consecutive quarter where rents are higher than a year ago, with the Daft.ie national rent index now averaging €1,477 a month.
