Inside the Tighes Hill listing set to break new ground

A Tighes Hill property that features two homes is expected to take the popular fringe-city suburb to new heights.

Joel Soldado, of Harcourts Newcastle, is marketing 11 Francis Street with a guide of $1.7 million to $1.8 million.

It has reportedly attracted good interest ahead of its scheduled June 2 auction with offers already made.

According to Australian Property Monitors data, the Tighes Hill suburb record of $1.79 million was set in November last year for the sale of a warehouse conversion at 11 Bryant Street.

The Francis Street property features an unassuming three-bedroom weatherboard home at the front of the block with a second dwelling at the back that enjoys an absolute waterfront position overlooking Throsby Creek.

"It's very unique," Mr Soldado said. "As it stands, you've got two properties on the one block, so it's dual occupancy.

"It is able to be subdivided, so if someone wanted to buy it, live in one and sell the other, they could. Or there is the appeal to live in one, rent the other. There's a lot of versatility."

The second dwelling is a one-off bespoke design by Murray James. The amazing shipping container property is crafted over two self-contained levels and made out of five steel containers.

On ground level, two side-by-side containers create a large workshop which is extended by a studio with its own bathroom. Upstairs, three containers and an extension form a one-bedroom, one-bathroom home with a large open plan living, contemporary kitchen and deck overlooking the water.

It is walking distance to Tighes Hill Public School, Islington Park, Beaumont Street's cafes and pathways that link to Honeysuckle, the harbour foreshore and beaches.

It is open for inspection on Saturday at midday.
