Inside one of Wales' tiniest and cutest cottages for sale

Everything about this one bed property for sale is cute, from its location to the size of the space waiting for you inside. Even its position in the coastal town of Barmouth is super sweet, tucked down a tiny lane that can only just squeeze in a bike let alone a car - the setting is hidden and exciting.

Amongst the stone walls of the imposing properties that surround it you'll find this sweetest of cottages. It might be small but despite its hefty neighbours it can definitely compete for kerb appeal, with a cottage clotted cream facade and heritage green woodwork a visual relief from the more austere stone that surrounds it.

The tour inside this little sweetheart won't take long, but pause at the entrance to admire the plant and flower boxes and pots that sit along its boundary, the traditional Welsh slate roof above, and the cut-out pattern of the tiny porch structure that all add to the cottage's charm.

Before you enter, it's worth remembering the price of the property is offers in the region of £99,999 and as well as all the eateries and shops of this Gwynedd coastal town just around the corner, the harbour and beach is the immediate neighbour too.

The agent describes Bwthyn Bach as a quaint and quirky hidden gem and, although one of the smallest properties in Barmouth, is full of character and charm, and once you've been inside it's hard to argue with any of that, as the older fisherman's cottage has been lovingly renovated into a homely abode by the beach.

The front door opens straight into the one reception room with a lounge seating area on one side opposite one of the windows. Character is added to this space via a small fireplace painted the same colour as the walls, plus the retention of the presumed original quarry tiles.

To the other side of the front door on the outer wall is the sink unit, with storage below hidden with a pretty and classic cottage interior design curtain and featuring a marble wash basin on marble plinth. Above there is a storage cupboard on the wall painted the same as the wall too, so it blends in and does not become too visually prominent.

A door at the end of the space reveals a compact but well designed shower room - what were you expecting, a full-size bath? The toilet is one that has a clever design for smaller washrooms with the hand basin integrated into the flush.

If you haven't looked up you might have missed that the sleeping zone is perched high above on a mezzanine level, accessed by a set of ladder stairs, where you will also find the spaces for a fridge and freezer built into the inglenook fireplace - all space has been thoughtfully utilised.

Upstairs there is room for a small double bed, partly tucked under the slope of the roof for a cosy, cocooned sleep, with the storage provided in the opposite eaves space, and with some clever bespoke carpentry this area could be even more efficiently used for clothes storage.

From the outside, look again, as the cottage appears to be quite deep but once you've been inside you come to realise it does not occupy the whole of that building, just the lane facing section and that explains the cute space inside.

The agent says that, in the past, planning permission has been granted to extend the top floor if required, further enhancing the upstairs space, but maybe most people will decide that Bwthyn Bach cottage is just perfect just the way it is.
