Hundreds of students could move into Kings Manor Business Park

The transformation of a Newcastle business park into a hub of student housing has taken another step forward after councillors decided it made the grade.

An overhaul of the Kings Manor Business Park has already begun, with hundreds of student flats either built or approved for development at Clough House, Manor View House, and the Technopole building.

And now housebuilders have secured the backing of council bosses for the demolition of the Eastgate House offices, next to the Manors Metro station, to replace it with a new eight-storey building that could accommodate more than 300 students. 

Developer the Adderstone Group's plans for the 75-apartment block were approved without debate by Newcastle City Council 's planning committee today (Friday).

Committee chairman, coun Hazel Stephenson, said the scheme is a "positive move".

A statement prepared by Ryder Architecture on behalf of Adderstone said: "Creating vibrant and well connected residential accommodation on the proposed site will form the next step in the regeneration of Manors Business Park, aiming to provide a new cohesive city quarter comprising residential led mixed use development.

"Following the construction of Clough House, and the consented planning application for Technopole on Manors Business Park, Adderstone Group have developed proposals for Eastgate House (Plot C) to provide a flexible design suitable for student accommodation.

"Comprising purpose built, high quality residential accommodation and commercial spaces at ground level to meet local demand, the scheme will complement the ambition for the redevelopment of the wider Manors Business Park. With a mix of accommodation, the proposal will include studio apartments and two to six bedroom cluster apartments.

"All fully furnished and complete with kitchen and en suite shower rooms. There are to be communal spaces allocated for residents at ground level for various recreation facilities at a ratio of circa 1sqm per resident."

The council planning officers backed the scheme saying the plans "would enhance the positive characteristics, context and opportunities of the site".

Speaking after the meeting, acting director of place, Michelle Percy, said: "This mixed-use development is a welcome addition to the city.

"As well as providing purpose-built student accommodation it opens up access to Manors Metro station and provides environmental improvements."
